I believe the age old saying that a picture is worth a thousand words. I attempt to accurately portray the neighborhood, the exterior and the interior of my listings with a combination of individual photographs and a visual tour with the addition of an audio component.
I do not stage the photos in order to create a false impression, rather as a demonstration of the fact that I value your time I want to provide an accurate presentation of the property
I am a retired engineer who believes that in dealing with the needs of both buyers and sellers it is important to respect the needs of both. Engineers have a reputation of being low key, honest and not exagerating the facts while representing our clients. Both the sale and purchase of a property is a major decision for both sides of the transaction and requires a balance between expedition and patience.
The purchase or sale of a property is a major financial and life changing event regardless of the dollar value of the transaction. I treat all my clients the way I would like to be treated regardless of if the transaction is a $25,000 property or $400,000.
FOR SELLERS We start by looking at the market for properties in the same area and similar type checking what properties have sold for and looking at the current competition to see what the current list prices are for similar properties in the same general area. With this information we settle on a price that the seller is satisfied with and which we feel we can sell the property for. We market with visual tours of neighborhood, interior and exterior views simulating a walk thru the property. We suppliment with printed ads and numerous web sites for on line searchs. I subscribe to additional service with Realtor.Com to provide estended exposure of text and photographs.
FOR BUYERS We start by getting your criteria, price, location and characteristics, using a computer search to narrow the search to good possibilities followed by drive by then make arrangements to show the interiors of properties that look to be a good match. I make honest comments and suggestions and avoid any type of pushy sales talk. I try to help with information not push for a quick sale.
Good communication is the cornerstone of any successful relationship. I make it a priority to return phone calls and respond to E-mails promply.
My first boss, Michael Baker Jr. taught me to respond to all corrispondance even if you need to say I do not have your answer yet but I will get it ASP.
